Consultations and Pre-design

‘I’m thinking about a project’

 

As a consultation service we will come to your site or existing home and generally comment about the feasibility of your project. We listen to what your goals are and then give you advice and knowledge that you need to make an educated decision to move forward or not. From here, we can give you a proposal for your project design. Fee applies.

   

Schematic Design (Conceptual Design)

‘What goes where?’

 

We will take the general description of your project, goals and objectives and work through the different design issues with you to arrive at a solution we all feel will best meet your needs as described in our meetings, and conversations. At this time we require a copy of the site survey, a copy of the restrictive covenants in your community (if applicable), any existing documents and a clear idea of your construction budget.

   

Design Development

‘Finalizing the design’

 

We work with you to design the house inside and out. Determining final room sizes, adding cabinetry, adding built-in items, and general selection of construction materials and product research are typical activities that occur during this phase. We use ArchiCAD (architectural software), which allows you to see a computer model of your home. During the Design Development phase, we can show you what your house will look like before it is built.

   

Construction Documents

‘Drawings for the contractor and building permit officials’

 

Document the design in drawing form. Floor plans for each floor, elevations (drawings of the outside of the house), sections (cut away views), interior elevations (drawings of any built-in items) and electrical/lighting plans are typically produced. At the end of this phase your drawings are released for construction. The building permit application can be made and your potential contractors can review the drawings.

 

We are also able to make the building permit application on your behalf as a Building Permit Expediting service.

   

Bidding and Negotiation

‘Which Contractor will I hire?’

 

We respond to any bidder’s questions and review the different contractor’s bids with you.

   

Construction Administration

‘Bricks and sticks’

 

We visit the site to generally observe the work and respond to any contractor questions during the course of construction. This helps protect you against work that is not according to plan and helps smooth the often messy and disruptive construction process.

   

Note: We are currently licensed in The State of Georgia. We can obtain a license in any state as needed.
